All Pacaso homes are Pacaso Design Certified™, meaning owners can expect the highest standard of modern interior design and functional living no matter the price point of the home.
Space planning
Our design team carefully measures each room and plans layouts, optimizing the home for maximum sleeping and dining spaces - so you can bring the whole family.
Specifications
We select furniture, art, decor, hardware, light fixtures, and in some homes, custom wall treatments, flooring, paint and upholstery.
Procurement
With exclusive trade partners and vendors, we source and order all inventory - this can add up to over 1,000 individual items per home.
Tracking
Our Home Operations team manages all incoming shipments, ensuring the fastest delivery times and quality checking on arrival.
Onboarding
Our teams prepare your home for your first stay. We handle maintenance checks and landscaping, and in some homes, we coordinate appliance delivery, hot tub installs, or exterior improvements.
Install
It all comes together as inventory is unpacked, furniture is assembled, and every kitchen cabinet is stocked - so all you have to do is show up.

What is included in the cost of “the furniture”?
Our design budget includes much more than just the cost of “the furniture.”
At a high level, costs include:
- All FF&E: Furniture, fixtures, and equipment; includes art, mattresses, lockers
- All OS&E: Kitchen items, small appliances, silverware, dishes, other home goods, items specific to that home (e.g., beach or mountain package)
- Window treatments / coverings: Blinds and curtains including installation
- Stock supplies: Soaps, detergents, cleaning products, storage products, condiments, and other consumables
- Shipping and logistics: FF&E and OS&E shipping, warehouse storage and consolidation
- Pacaso labor: Includes design, procurement, vendor management, partner management and oversight
- Third-party labor: Installation services such as hanging art, TVs, etc.
- Insurance and taxes: For all FF&E and OS&E
Can I change certain design elements and/or furniture items in my Pacaso?
In general, no. Our design work is a critical part of our service and brand. Each piece is selected to align with the overall creative vision of the home, and we have rigorous standards in terms of form, function, and quality.
Once the house is live and operational, you are welcome to make a request. However, Pacaso’s Design team would first need to ensure the request meets our brand standards, and then the ownership group would need to vote, approve, and pay for the change.
Can I speak with the design team about the vision for the home?
In general, we do not provide consultations with potential buyers. We have set brand standards around form, function, and quality, and our approach is unique in that we optimize for the co-ownership use case. It’s a space that everyone shares, and therefore no single owner can dictate the creative direction or requirements. That's part of the incredible service we offer; you’re in excellent hands with our team of seasoned design professionals.
Once we are owners, can we ask for design changes or additional items in the home?
Once the house is live and operational, you are welcome to make a request. However, Pacaso’s Design team would first need to ensure the request meets our brand standards, and then the ownership group would need to vote, approve, and pay for the change.
What if a piece of the furnishings or equipment is old and needs to be replaced?
In order to uphold our brand standards, Pacaso’s Design team may decide to replace old or worn items. This does not require an owner vote, and the ownership group will need to pay for any replacements deemed necessary by Pacaso.
If an owner would like an item to be replaced, they are welcome to submit a request to their Home Manager. Pacaso’s Design team would first need to ensure the request meets our brand standards, and then the ownership group would need to vote, approve, and pay for the change.
Can you tell me more about the shipping and logistics costs?
Due to supplier rules (preferred vendors often won’t ship to a residential address – only to a warehouse), most wholesale items must go to a receiving warehouse. We then use a white glove logistics partner to consolidate items at the warehouse, transport items to the home, and assemble and install each item.
White glove logistics services are typically more expensive than traditional moving services but they are specially trained to transport, handle, and assemble higher quality furnishings including items like fine art. Our rates are lower and more competitive than national white glove moving rates.
How do you develop the design and onboarding budget?
Each home has a unique Onboarding Budget that has been tailored specifically for that home. In order to properly budget, the following factors are taken into consideration: historical FF&E and OS&E costs for similar homes, market specific costs for logistics based on the home’s location and seasonality of installation, estimated cost for adding additional amenities or home features, and estimated cost for any maintenance that needs to be addressed prior to the home being stay ready.
