Pacaso is selling a share of a home in my neighborhood. What should I expect?
You can expect some very good neighbors! Pacaso owners are just like you — true owners who bring an ownership mentality to their home and community. For Pacaso owners, who all sign our owner Code of Conduct, a second home brings great pride and a commitment to being a conscientious, respectful owner and good neighbor.
What does Pacaso do?
Pacaso provides LLC management services for those who wish to co-own second homes, which is a common practice. Pacaso supports owners with end-to-end services, which includes managing the LLC legal and property details to create a seamless experience.
Is Pacaso a property management company?
Pacaso is a real estate service that helps people buy and own a share of a second home. We also provide property management services for Pacaso homes in most of our markets. Where we don't provide direct property management, we hire a local property management company to handle these details, including landscaping, tree trimming, gutter cleaning, pool maintenance, etc.
Can Pacaso homes be rented?
No. Short-term and long-term rentals are not allowed. Only owners and their guests are allowed to occupy a Pacaso home.
Will a Pacaso home in the neighborhood create noise and disruption?
No. Pacaso strictly prohibits owners from throwing events or parties that would cause disruption to the neighborhood. Pacaso owners are also required to adhere to quiet hours from 9 p.m. and 7 a.m. If a Pacaso home in your neighborhood is causing a problem, please do contact us at neighbors@pacaso.com.
Why is Pacaso good for my neighborhood and community?
Pacaso neighbors are real estate property owners who, like you, bring an owner mentality to their home and community. Unlike many second homes which lay empty much of the year, Pacaso owners utilize the home year-round, supporting local businesses through all seasons. Each Pacaso also has a local Home Manager who takes care of the home, and we rely exclusively on local companies to provide property maintenance services.
Pacaso’s unique model can help support your ability to resell your own home (or a portion of it) by drawing additional demand from different price points.
How many owners will own each Pacaso?
It varies by home, but could range between two and eight owners. Only one owner will occupy the home at a time.
