How did Pacaso acquire so many new listings on its website?
As a broker, Pacaso has licenses and permissions to use MLS listing data for display on Pacaso.com and our app. Through an established set of home criteria, we curate listings we feel will be a fit for a future Pacaso.
What are the types of listings on Pacaso?
Buyers shopping on Pacaso.com and the app will now see the following listing types: Available Now homes and third-party listings, which may include whole homes.
- Pacaso homes (Available Now) are fully furnished and professionally designed Pacaso properties that are stay-ready and can be purchased now for immediate usage and enjoyment.
- Listings are homes that the company is considering for purchase based on buyer interest.
- Select listings may display whole home pricing in certain markets to comply with local MLS rules. For more information on co-ownership pricing, financing and more, submit your interest on the lead form.
What does it mean to “unlock” a listing?
A listing is “unlocked” when a threshold of interest is reached. This signals to the Pacaso team to take the next step to undergo a thorough four-step evaluation and begin collecting buyer deposits. If the evaluation passes our criteria, and there is enough serious buyer interest, Pacaso will move quickly to buy the home and turn it into a fully furnished, luxury Pacaso.
What happens during the Pacaso evaluation process?
Our team of acquisitions, operations and maintenance specialists handle all the intricacies of home evaluation and inspection so buyers feel confident moving forward on a purchase. This four-step due diligence process done on buyers behalf includes:
- General home evaluation and comps
- On-site home evaluation
- Third-party home inspection
- Final inspection checks and quality assurance
What if there is not enough interest in a home for Pacaso to purchase it?
The real estate market moves fast. If we don't reach enough interest on a specific listing in time, or if the Pacaso team is outbid when offering on the home, the Pacaso team will do its best to curate a similar home, at a similar price point in the same location, whenever possible. We’ll work to converge buyer demand on that home for the best chance to move it forward. Buyers help in rallying their own network to show interest in a home will also help expedite the process and likelihood a listing moves forward.
Will Pacaso refund the buyer’s deposit ($5k or full deposit)?
The $5,000 reservation deposit is refundable on a home until Pacaso is under contract on the home. Once a buyer places a $10,000 deposit, this becomes non-refundable, unless Pacaso does not move forward on the home due to inspection failure or other unforeseen circumstances.
How long will it take to turn a third-party listing into a Pacaso?
Our team will move as fast as possible. From the time a listing on site and is unlocked for co-ownership, it will undergo a thorough initial evaluation, negotiation, contract, third-party inspection, close, and finally design and furniture install. As the home moves through these critical stages, we approximate around 2-4 months following closing, with expected variability due to market, seller and home nuances.
Can I still buy a home that I can start using right away?
Yes! Pacaso has a wide-selection of Available Now homes, whether new or from our resale marketplace. Available Now homes are fully furnished and professionally designed Pacaso properties that are stay-ready and can be purchased now for immediate usage and enjoyment.

What is the listings curation process?
We have established a set of home criteria, and using AI, use those parameters to curate listings from IDX feeds that meet the baseline criteria to become a future Pacaso. Criteria is set based on a large dataset of vacation home buyer preferences.
